A 65,000 sq ft high bay warehouse including 10,000 sq ft of high quality office space to provide a call centre, distribution, retail and regional management facility for Toolstation.  Total cost of construction was approximately £3.5M.
                                                                   
The warehouse provides a minimum clear racking height of 11.3 metres, with insulated roof lights providing an open ambiance to the space. Heating and ventilation to the space is provided by free standing gas fired H&V units.  A complete fire detection system is installed. Electric dock levellers are installed to allow for a mixture of truck types.

The project was undertaken by EPCC on a design build contract and was completed in 30 weeks with the programme being amended to include a phased sectional completion so that the tenant could access the warehouse for their own package of fitting out works, whilst a fast track fit out of the other spaces continued.

The building was set upon a series of pre- cast concrete piled foundations with reinforced ground beams, and then constructed using a segmented steel portal frame, clad with a composite cladding system to match the high quality aesthetic treatment used throughout Express Park
                                                           
The fully serviced office space has been fitted out to a high standard providing a totally flexible contemporary working environment, combining purpose designed accommodation for both the tenants’ welfare and administration facilities. The offices and welfare areas are comfort cooled to provide a good working environment with data distribution to all work areas.
